Things to Note

Jacuzzi Policy

No Kids Under 13: Due to HOA protocol, children under the age of 13 are not allowed in the jacuzzi.

Road Noise

Highway Proximity: Every beachfront condo backs onto the highway, resulting in some inevitable road noise. This unit comes with a noise machine in the primary bedroom. We recommend playing a youtube white noise video if staying in the second bedroom.
Light Sleepers: If you are a light sleeper, we recommend bringing ear plugs for added comfort.

POOL/JACUZZI RULES (strictly followed)

Pool hours 7am-10pm.
No children under 13 allowed in the jacuzzi.
No children under 13 allowed in pool area without adult supervision.
Babies under 2 must wear swimming diapers.
Guests must rinse off before entering.
No running or diving.
No beach toys/boards in the pool.
Do not remove lounges from pool area.
No glass.
Please do not hang anything off of the condo railings.

Two visitors are allowed during the day, and must have prior approval.

Names and ages of all guest must be provided before arrival.

Construction Schedule/Seasonal Considerations

Scheduled Construction: Construction at Las Olas Condominiums occurs from August 1 to October 15. During this period, there may be loud noise between 8:30am-5pm for all units in both buildings. Rates are discounted during the construction season.
Emergency Construction: The HOA may schedule emergency construction projects at any time of the year, which is beyond our control. We will do our best to inform you as soon as we are notified of any such projects.
Hurricane Season: August -October is hurricane season. We recommend purchasing travel insurance to protect your trip.
Discounted Rates: Prices are discounted during hurricane season and construction season, offering you great value for your stay.

Booking & Your Stay

Why book direct instead of through Airbnb or Vrbo?

You deal with the people who actually know the properties, and you skip the platform's service fee. We have been hosting in Baja since 2020 and have been connected to the region for over twenty years — we have stayed in these units ourselves.

How do I book?

Choose your dates on any unit page and you will be taken through to our booking system, where you will see the full price breakdown before you confirm. If you would rather talk it through first, call or text us and we will find the right unit for your dates.

What fees are added to the nightly rate?

A booking fee of 19% if you pay by credit card, or 16% if you pay by Venmo, Zelle or wire transfer, plus one flat cleaning fee of $100 charged at the time of booking. That is it — no hidden extras at check-in.

Do you charge a security deposit or damage fee?

No. We do not collect a refundable security deposit or a damage protection fee. We would rather trust our guests and keep the booking simple.

What is your cancellation policy?

Booking fees are non-refundable. The nightly rate is fully refundable if you cancel 60 or more days before check-in, 50% refundable between 31 and 59 days out, and non-refundable within 30 days of arrival.

What time is check-in and check-out?

Most units are 3:00 pm check-in and 11:00 am check-out. A few are 4:00 pm and 10:00 am, and the exact times for your unit are confirmed when you book.

Is the beach at Las Olas swimmable?

Yes — Costa Azul is one of the only swimmable beaches in Los Cabos, which is part of why we like it so much. Most of the coastline here has strong surf and undertow, so a beach you can actually get in the water at is rare. It is also right in front of four surf breaks, so you get both.

Is San José del Cabo safe?

It is one of the safest areas in Baja and one of the most tourist-conscious places in Mexico — the town is built around visitors and it shows. We have been coming here for over twenty years and own property in Baja ourselves. As anywhere, use ordinary sense at night, but this is not a place people feel uneasy walking around.

Do I need a car?

We recommend renting one — it makes exploring Baja much easier, and there is plenty worth driving to. That said, Uber works well here, and we offer round-trip airport transportation if you would rather not drive at all.

Can I drink the water?

Yes. All the water in the building is UV filtered, and most units have a separate water filtration system on top of that. You do not need to buy bottled water for the week.

Do you offer monthly or long-term stays?

Yes. Monthly rates at Las Olas start at $3,000 and run to $10,000+ depending on the unit, the season and how long you stay. At Cora Los Cabos, monthly rates run $5,000 to $10,000. July through October is the most affordable stretch; January through March is the busiest and most expensive.

I own a property in Baja — can you rent it for me?

Yes. We list properties at no upfront cost, optimize your Airbnb and Vrbo listings, market the property and drive direct bookings. You keep your own on-site team. Get in touch and we will talk through whether it is a fit.

Yes. One parking space is available per condo in the unshaded parking area, which is first-come, first-served.

Is Las Olas a good place for families?

Yes. Las Olas is a family-friendly community with a large pool, hot tub, beach access, and nearby surf schools. It’s a great place for families to connect while enjoying the ocean and outdoor adventures.

What restaurants are within walking distance?

Guests at Las Olas can walk to several casual, convenient spots nearby, including Zippers Bar & Grill, Pescadito Break, 7 Seas at low tide, Retro Burger, and The Pancake House. There are also more dining options a short drive away in downtown San José del Cabo.

Is there a pool and hot tub?

Yes. Las Olas has a large shared heated pool and jacuzzi for guests and owners (no kids under 13 allowed in the jacuzzis).

How close are grocery stores?

Several grocery options are a short drive from Las Olas. La Comer and Chedraui are both nearby and popular for everyday groceries (5 minute drive, both are on the way to the condo coming from the airport). Walmart is about 15 minutes away in the heart of San José del Cabo. California Ranch Market is a more premium option that also offers delivery near Palmilla. If you're looking for bulk items, Costco is about a 30–45 minute drive toward Cabo San Lucas.

Can you help arrange airport transportation?

Yes. We can help coordinate private airport transportation with trusted local drivers, and grocery stops can usually be added on the way to the condo.

Is Las Olas a good location in San José del Cabo?

Yes. Las Olas is in a great beachfront location in the Costa Azul area, close to surf, swimmable beach access, dining, and just a short drive from downtown San José del Cabo.

How far is downtown San José del Cabo for the Art Walk?

Downtown San José del Cabo is about 10-20 minutes away by car, depending on traffic.

Are pickleball items provided?

Some condos include pickleball paddles and balls. Because amenities vary by unit, check the individual condo page for what is included.

When is whale watching season?

Whale watching season in Los Cabos runs from November through April, with peak sightings typically December through March. During this time, humpback and gray whales migrate to the warm waters of Baja to breed and give birth. You can see whales breaching from your private balcony. Whale watching tours depart daily from both San José del Cabo and Cabo San Lucas marinas.
