Homeowner/Agent follows a strict cancellation policy. The following schedule applies to both property and transportation reservations. Booking fees will not be refunded regardless of the timing of the refund request.
Guests who cancel at least 60 days before check-in will receive a 100% refund of the nightly rate and 100% of the cleaning fee, booking fees will not be refunded.
Guests who cancel 31-59 days before check-in will receive a 50% refund of the nightly rate and 100% of the cleaning fee, booking fees will not be refunded.
Guests who cancel 0-30 days before check-in will receive no refund of the nightly rate, but will receive 100% of the cleaning fee.
The Homeowner/Agent reserves the right to cancel any reservation for any reason. In the rare event that a cancellation occurs (which has never happened to date), LDM will make every effort to find an alternative unit for the Guest. If we are unable to secure another unit, the Guest will receive a full refund, including booking fees.
Homeowner/Agent is not responsible for any cancellations or modifications of trips due to weather conditions, road hazards, road noise, emergency construction work, broken elevators, vehicle breakdowns, epidemics/pandemics, travel warnings, political unrest, loss of life or injury prior to the trip, or other unforeseen conditions that may hinder the ability for the trip to take place as scheduled.
Homeowner/Agent highly recommends travel insurance and specifically recommends that Guest purchases a travel insurance policy including “Cancel For Any Reason”, “Trip Cancellation”, and “Trip Interruption" coverages. Please note, the “Cancel For Any Reason” add-on is the highest level of protection offered and in most cases can only be added to the policy within 15 days of making your first payment towards the trip.

Pets are allowed for Casa Las Grandes and Cora Sunset (pet deposit required). No pets or service animals are allowed at Las Olas.
Yes, we offer private, luxury roundtrip and one way transportation to/from the SJD airport to/from Las Olas, Casa Olas Grandes and Cora Sunset in Club Campestre. You can add a stop at the grocery store for an additional fee. Drinks are provided along the way.
Yes, Las Olas is steps from one of the only swimmable beaches (Costa Azul) in Los Cabos. We aredirectly in front of the Rock and Middles, and less than a 5 minute walk (or paddle) over to Zippers or Old Mans.
Yes, all of our rentals have high speed, fiber optic wifi. Perfect for remote workers.
Mexico is a large country, and safety can vary a lot by region—just like in the U.S. or Canada. The vast majority of visitors have safe, wonderful trips, especially when they stay in well-traveled areas and use common-sense precautions.
Our homes are located in Baja California Sur (Los Cabos / San José del Cabo / San Juanico). As of the latest U.S. State Department advisory, Baja California Sur is listed as “Level 2: Exercise Increased Caution,” and there are no special travel restrictions. We have lived in Baja for 15+ years and feel more safe here than in the US - happy to hop on a call to build context and share our experience!
Yes. Las Olas includes one parking space per unit in the unshaded lot (some units also have a designated covered spot). Casa Olas Grandes has private driveway parking, and Cora Sunset includes a designated parking space.
There is surf steps from your condo door. Beginners can enjoy Middles or Old Mans, intwermediate srfers can enjoy the Rock and experts paddle out at Zippers. If you're feeling adventurous, head out to the East Cape for several different surf breaks, or head to Cerritos for consistent swell.
Because we can’t control weather, airline changes, road closures, natural events, political situations, or travel advisories, our cancellation policy remains firm. For peace of mind, we strongly recommend purchasing travel insurance to protect your trip investment in case of unexpected disruptions
Yes—all of our properties are family-friendly. Some units are stocked with more kid/baby items than others (e.g., pack ’n play, high chair, toys, etc.). Reach out with your group details and ages, and we’ll match you with the best unit for your family and confirm what’s available for your dates.
Yes each property has their own washer/dryer, and we also provide laundry detergent and dryer sheets. For optimal washing/drying, please put in less clothes and do more loads.
Sunscreen, sunglasses and a hat are always helpful. If you plan on surfing or snorkeling, we recommend surf booties to protect your feet from sea urchins and rocks.
There is a shop called Costa Azul Surf Shop, which is just down the street. Surf in Cabo is another shop right on Costa Azul beach by Zipper’s Bar and Grill with rentals and lessons.
Using a credit card is always preferred. If they ask to charge in pesos or dollars, say PESOS - your bank will do the conversion. If cash is the only option, you will make the best use of your money by exchanging it to pesos.
Standard gratuity is 10-20% of the total cost of whatever you are purchasing. Gratuities for our cleaning crew and security guard are not expected, but always appreciated.
Yes, almost all of our units have a private grill (except A302).
The legal drinking age in all of México is 18.
Call your service provider before you leave to find out if your phone needs to be activated for use in Baja. If you travel to Baja frequently and need cellular service, it might be easier and cheaper to take advantage of one of the many low priced local cellular promotions that include a phone and a pre-set amount of time. You will then have a phone that you can use whenever you are traveling to México. You can add more time by way of a prepaid card if needed, and you can use it again on every trip. There is no cell service in San Juanico (Scorpion Bay), you'll need to be hooked up to Wifi.
There is Uber in México, not Lyft. However, Uber does not pick up from the airport. Uber CAN drop off at the airport. If you plan to be driving/exploring, we recommend renting a car from Cactus Rent-A-Car (use code LETSDOMEXICO for 10% off). We offer roundtrip and one way private luxury airport transportation with the option to stop at the grocery store on the way to the condo.
Fishing season typically starts in April and runs through July, and then picks up again October through January.
The water is safe for consumption for brushing your teeth, washing vegetables and dishes. There is a separate water spigot in the kitchen (to the right of the kitchen sink) for drinking water in most units. Reach out to confirm which units have the separate filtered water system.
