Summer is the locals' season

Real talk: why are the rates the lowest of the low? 🌀
Because it's construction season and hurricane season — and we'd rather you hear everything from us now than discover it at check-in. This time of year there's always a chance of jackhammering during the day, and even a broken elevator here and there. There's also a chance of the best waves of the year firing right out front and up the East Cape — that's the trade, and it's why locals love this season.
Here's every project we're aware of right now:
- HOA stair repairs (Buildings A & B): the stair nosings (step fronts) are being demolished and re-poured floor by floor, starting Aug 1 with Building A — about five weeks total. The demolition phase is the loud one (concrete cutting), followed by pouring the new nosings and grout touch-ups. Work areas are protected and cleaned daily, and the condos themselves aren't part of the project.
- Other HOA projects on the schedule: crack repairs on the tennis court wall and around the buildings, replacing the parking-area fence, and a new front gate.
- Owner remodels in a handful of units: a few bathroom and kitchen remodels, plus smaller cabinet and countertop updates, across both buildings. If you're booked near one of these, we'll tell you.
The schedule: work runs 9:00am–5:30pm Monday–Friday and 9:00am–1:00pm Saturdays. No work on Sundays, evenings, or early mornings. On the louder days, our honest recommendation: post up at the beach out front or take a day trip up the East Cape — by the time you're back for the evening, it's all quiet.
Hurricane-wise: most storms pass far offshore, and we watch the forecast like hawks (we live here). If your dates ever look sketchy, we'll tell you straight. Travel insurance is always a smart add for summer trips.
